Damp, algae and termites. With the aircon off, humidity has nowhere to go, so it gets into wardrobes, leather and ceilings. A still pool grows algae that stains the plaster, which means resurfacing, not cleaning. And termites can take a teak floor in a single season with nobody there to notice. A lived-in house avoids all three: the aircon runs, the pool runs, and someone is in the room the day a problem starts.
What actually happens is a broken glass or a stain on a rug. Every room is photographed before and after each stay, time-stamped, and there's a deposit on every booking. We document it, we claim it, and you never speak to the guest.
